What Old Irving Park is built from
The original 1911 section laid out by John Nolen, curving streets that follow the low ground toward Buffalo Creek, with period-revival houses on brick foundations and vented crawlspaces underneath almost all of them.

The Old Irving Park problem
The crawlspace decides it. Ground under a house on the creek side of the neighbourhood stays cool and damp well into July, while the room above it is being air-conditioned to seventy-two. That difference turns the underside of a rug into a condensing surface: the pile feels perfectly dry, the cotton foundation is not. You smell it before you see it, usually as a faint cellar note when the room has been shut up for a weekend, and by then the warp threads at the low end of the floor are already weakening. A rug in that position needs to come up and breathe periodically, and it needs washing on a shorter cycle than the same rug would need three streets uphill.
