The wooded northwest of Winston-Salem around Reynolda Road, Reynolda Village and the university campus — a mix of 1920s estate-era houses and mid-century and later infill, on large shaded lots under mature hardwood canopy.

Faculty, medical staff and settled families, most with dogs and most with doors that open onto lawn rather than pavement.

What We Find Here

The Reynolda problem

Shade is the complication. Under a closed hardwood canopy a lawn holds dew until mid-morning and stays wet for days after rain, and everything that walks across it carries that in. Wet leaf litter is the specific problem: oak and maple leaves are full of tannin, and tannin on damp wool leaves a yellow-brown halo that sets as it dries and gets harder to lift with every week it stays. The same shade means a rug that gets wet — a dog, a spill, a window left open in a storm — dries slowly in a room that never gets direct sun, which is enough for mildew to start in the foundation. Rugs in these houses do better with a breathable pad and an occasional lift, and they benefit from being washed on the shorter end of the interval.
